Pelosi is 80 years old. Her political career is mostly behind her. She has nothing to gain by wasting two years impeaching Trump and harassing his people with subpoenas. She doesn't have to worry about getting re-elected. Trump probably said hey Nancy. You and me like money and it would be nice to go out accomplishing something. Tell you what. Let's do some large infrastructure projects and we can make some money ourselves doing it. There is no money in impeaching me. That's the way Trump would play it. Appeal to the greed.

Pelosi also realizes you have to have something concrete and provable to impeach on as well. The Mueller investigation needs to run its course and politicians on the committees need to see the findings before any impeachment...
Cheeto has been so visibly unhinged lately that imorangement is probably no longer necessary. Just invoke the 25th amendment and get his ass out of there. And as I said before, don't be surprised if Pence & Kelly aren't already planning this out. Maybe even Kelly-meth Conway is in on the plot, since her husband wasn't afraid to call Cheeto out on his illegal AG "replacement".

I honestly can’t think of a scenario.
Even though Cheeto has actually committed crimes (as opposed to getting his dick sucked like Clinton) the result would probably be the same as it was in 1998. The House would impeach - which is the legal equivalent of an indictment, but the Senate would fail to convict. Unless Republican party officials thought Cheeto was bad for them and put pressure on either the Senate to convict, or for Cheeto to resign.
As a historical reference, Nixon only resigned when the Republicans turned on him, he already knew the Democrats wanted him out. Cheeto is similar to Nixon in a lot of ways, but he's actually worse when it comes to narcissism, so who knows whether even the Republicans would be able to convince him.
Maybe if Putin asked him to quit......
